Real Estate Investing Idea: REITs



When it comes to real estate investing, there is a general misconception that one has to buy real estate. However, this is not true. There are others ways to invest in real estate. One such real estate investing idea is to look into real estate investment trusts (REITs).

What are real estate investment trusts?

REITs are companies. They are a specific kind of company that owns income-generating properties. These properties can range from commercial to residential, as long as they generate income. REITs can also own other companies. Some real estate investment trusts own mortgage lenders and other concerns that are connected in some way to the real estate industry.

Like exchange traded funds, REITs are traded as securities on the stock market. The stock market includes around 190 REITs for your investment needs, and they can be invested in by buying whole shares, or by dollar cost averaging when you add them to your portfolio. REITs can also be included in ETFs and mutual funds.

Choosing REITs

It is important to carefully consider which REITs you invest in right now. Some of them are available at bargain prices, due to the current state of the housing and credit markets. Others are doing quite well, depending on whether their companies are flush with cash and have low debt. A bargain price can mean better returns down the road. However, a poor REIT can simply mean that it continues losing in the future.

You should engage in choosing REITs much as you would choose any other investment. It is important to look at the fundamentals, and consider the possibility of future growth. And you should realize that real estate investment trusts run the risk of losing money. Make sure that you understand your risk tolerance before making any investment decision, including REITs.
